How is my income paid?

Owner will receive 70% of the earned revenue, while Sontana will retain 30% to pay utilities and our property management service fees.

How does Sontana Service differ from using an agent?

Sontana collaborates with you through our Service Residence program, providing comprehensive rental and property management that ensure you can instantly earn a steady monthly income hassle-free.

We are more than just intermediaries; we take all the management load off you and ensure you can maximize your income from your vacant property.

Is there an income guarantee?

For the first 6 months, Sontana guarantee a fixed minimum rent from the moment the room is ready for rental upon joining the Service Residence program.

 

Guarantees apply on a case to case basis.

 

What would be my rental rate and estimated share of annual income

Please send us a photo and basic details of the room. We will estimate the net monthly income that you can expect. The rate will vary depending on the specific features of each property

What is the duration of the management contract with Sontana?

Sontana will enter into a 24-month contract with the room owners.

Will my property be rented out on short-term basis?
Sontana will be renting out rooms from a mid-term to a long-term basis, starting from a minimum of one month.
Who will stay in my property?

Our properties serve corporate and long-stay travelers (both business and leisure) who look to us when they need to find a home and not hotels. We carefully vet our guests before offering your home for rental.

Can owner block dates for personnel stay?

Absolutely, we allow owners to block dates for their own usage?  That is the extra benefit of monthly rental with us.

Does my room have to be furnished?

Your room should be furnished with standard furnishings and essentials.

We will provide a recommendation of required items to purchase.

Sontana will also invest in the decor and our interior will set-up and stage your room- hassle free for you. 

We also accept a completely unfurnished room. Please inquire with us. 

What happens if renter damage my property (beyond wear and tear)?

Sontana obtain insurance or deposit for each rental. We provide inspection for every move-in/out and claim the renters for any damages beyond normal wear and tear

 

Who pay for utilities (internet/electricity/water)?

Sonata will pay for all utilities and internet expenses throughout the contract.

Who will pay for cleaning during the rental?

Sontana will conduct cleaning and inspections and will pay for all related expense

Are there other cost that owner will incur?

Other cost may include:

  1. Cost for property readying such as initial repairs, furniture, appliances, linens and cleaning supplies (if any) 
  2. Ongoing repair expense from wear and tear maintenance, such as  A/C cleaning and appliances repair/replacement
